How do you open a strip club in Dallas, Texas?

I was in the strip club the other night thinking to myself that that must be a profitable business. The girls/ entertainers pay a house fee and keep the tips they make. Customers pay to get in and buy drinks. It seems feasible with a modest investment. Does anybody have experience or useful information that they could give me?
